For years, large home building companies held the monopoly in the UK housing market, repeating the same style of house over and over, with property prices continually being driven up. This was recognised by the Government, so in 2016, to help boost housebuilding, its diversity and also to make it more affordable, the Government made changes to legislation to introduce the Right to Build Register.
This grants you the right to bid or commission your own building, either as an individual or a group. Your local authority can also help you find a suitable plot! Councils have to consider ‘all sources of qualified demand’ so while they legally they can’t find you a suitable plot based on your needs, they do have to make available the right number of plots to meet demand within their area, and maintain a list of people and groups interested in building their own homes.
To find your perfect piece of land, your local council is invaluable, but it is also worth looking on www.onthemarket.com and speaking to local estate agents. We also often hear about opportunities in Bedfordshire, Buckinghamshire and Hertfordshire, so give us a call. We can help you with planning permissions, just check the type of land you are purchasing – some come with outline planning permission, some are serviced plots prepared by a developer with utility connections, however many will have restrictions and covenants that will affect what you can do. Employ a chartered surveyor to check it out for you.
